FAQ

Rental minimum standards (Victoria) inspections in Wollert: common questions

What do the Victorian rental minimum standards cover?

Fifteen areas listed in Schedule 4 of the Residential Tenancies Regulations 2021: bathrooms, electrical safety, heating, kitchen, laundry, lighting, locks, mould and damp, structural soundness, toilets, ventilation, vermin proof bins, windows, window coverings and window covering anchors. Every rental home in Wollert let under a residential rental agreement has to meet them.

Can a Wollert rental be advertised before it meets the standards?

No. Since 25 November 2025 the home must already comply when it is advertised or offered for rent. The standards apply to agreements made on or after 29 March 2021, and the anchor requirement for corded window coverings has applied since 1 December 2025.

What does the inspection not look at?

We do not certify electrical safety, do the two-yearly gas and electrical safety checks or test smoke alarms; licensed trades do those. We do not operate the heater, cooktop or any appliance, test for asbestos or identify mould, inspect for timber pests, or remove linings to look inside walls and floors. Rooming houses are outside this service. Areas not accessible on the day are listed in the report.

Is electrical safety part of the check?

It is one of the 15 standards, so it appears in the report. We photograph the switchboard and record it; a licensed electrician certifies whether it meets the standard.

Can you inspect with my renter still living there?

Yes. Entry needs at least 24 hours written notice for a reason the Residential Tenancies Act allows, and we work around the household on the day. Personal belongings are not moved, so anything hidden behind furniture is noted as not visible.

How much is a rental standards inspection in Wollert?

The fee depends on the size and layout of the home. The quote form shows the price for your Wollert address before you book.

When will I have the report?

The written report reaches you within 24 hours of the inspection, which takes about one to two hours on site for most Wollert houses.

Will a condition report do instead?

No. The condition report is a record of the home's state for the bond. The standards inspection decides whether it can lawfully be let. Do the inspection, complete the repairs, then prepare the condition report.

What if my Wollert property fails a standard?

The report lists each failed standard with a photo and the work needed. After the repairs we can return and confirm in writing. A renter in a non-compliant home can treat the fault as an urgent repair, or end the agreement before moving in, and the Consumer Affairs Victoria Renting Taskforce can issue fines.

Where do you inspect around Wollert?

Wollert 3750 and nearby suburbs including Epping North, Epping, Mernda, Doreen, Donnybrook and Craigieburn. Every inspection is done by a registered building practitioner who works the northern corridor each week.
